Priced from the yard
These repairs have a published range. We tell you where your job lands after a look.
Cap work is $160 to $640 and leak repair is $530 to $3,200. Cricket work is $425 to $960, rising to $640 to $1,600 when the flashing is replaced in full. A gas insert is $2,650 to $5,300.
Waiting for a look
Mortar and masonry, a smoke chamber, a firebox, a crown, a liner, a chase cover, a damper and flashing on its own each hinge on what is actually wrong. A hairline crack and a broken crown are different jobs.
We look first, then quote in writing. Stand in the yard and you can see a crown that is chipped or a cap that is rusted. You cannot see a hidden joint or the liner, and that is why the quote follows the inspection and not the other way around.
What failing means
Nobody in government hands out a grade for a Level 2. Calling it failed is shorthand for a report that lists conditions under NFPA 211 or local code, which need repair before safe use.
In a sale, the buyer can ask for work, a credit or a re-inspection. Buyer, seller and agents settle that. Legal and contract advice are outside what we do.

Cost questions
Why no price for a crown?
Crown damage varies. A hairline crack that needs sealing is a different bill from a crown that has to be cast again. We quote after we see it.
Is a failed Level 2 a government finding?
No. It is not a government test.
Do the ranges include the inspection?
No. They are repair prices only, and the work follows the report.
