What lands in the inbox, and who reads it

The report covers the part you cannot see from the yard. A video camera runs the full length of the flue. If it finds cracked tile, an open joint or a blocked stretch, the written findings say so, with photos.

If the flue looks sound, the report says that too.

Stand on the lawn and look up. The cap, the crown, the flashing at the roofline and the brick faces are all in view. We check them from the roof, and the report covers what we find, with photos.

The Level 2 continues past the flue into attic, crawlspace and roof spots we can enter, which is how the joint between chimney and house gets covered.

The client picks. The seller can read it. The buyer can read it. Each agent can read it. One report, the same photos, no one working from a different story.

Sales and transfers are where NFPA 211 sends owners to a Level 2. The Level 1 stays on the surface: a visual check of what is accessible, with no camera.

Each condition that sits under NFPA 211 or local code is listed, with photos, as needing repair before safe use. The buyer might respond by asking the seller to repair, to credit or to permit a second inspection. Buyer, seller and agents work that out, and legal advice is not something we give.
